173+/- Acres Located in Eastland County, Texas 

This horse training facility, located near Cisco, has everything needed for a large equine or cattle breeding and training operation.  This ranch is approximately one mile south of Interstate-20 with paved road access.  It is approximately one and a half hours to Ft. Worth/Will Rogers Coliseum, one hour to Weatherford and approximately 45 minutes to Abilene.  The owner has spared no expense using pipe and horse friendly fencing on the entire ranch, all in excellent condition.  The show barn is 120' x 80', insulated cement block construction with twelve 16' x 20' stalls with 20' x 80' runs off each stall.  There are 16' alleys, two sets of stocks, a two story tack room, vet room with bathroom, executive office with vented/climate controlled safe room, timed lights, fly spray system and fans for each stall.  Also, it has a commercial washer and dryer for stall blankets.  The stalls are the perfect size for birthing.  There is a 120' x 150' Noble construction covered arena with two "Big Ass" fans and wind screens.  Both ends of the arena are covered with cattle processing equipment, sorting pens, and loading chute.  There are nine 12' x 12' covered stalls at the arena for guest or over flow.  There is a tack room and wash rack with cement draining system, and eight covered working pens off of the arena to keep cattle situated.  A highlight to the arena and working equipment is that all the pastures feed in to alley ways and all alleys lead to the arena.  There are two Prefiert horse panel walkers, one 6 horse and one 4 horse walker.  Also, there is a 50' x 50' round pen all under cover with wind screens.  There is a 100' x 80' insulated multiple bay and a 40' x 60' hay/commodity shed, an insulated workshop with 3-phase wiring to run heavy equipment, and two 100' x 80' pull through trailer and equipment storage areas with cement drainage systems.  Water is supplied to the entire ranch by two water wells that are 500 ft. deep into the Trinity Aquifer.  There is 6,000 gallons of storage in each well house.  There are five stock tanks stocked with bass, crappie, catfish, minnows in the bigger pastures.  The pastures are all improved native grasses and scattered oak trees for shade with catch pens that feed to alleys for easy gathering for cattle in any direction towards the arena.

The main house is a 2,400 sq. ft. 3 bedroom, 3 bath house in excellent condition.  The house is brick construction, foam insulated metal roof with 3-car carport and St. Augustine grass yard with sprinkler system.
